General Contracting

SSC Construction Management is a fully bondable General Contractor and assumes the risk for projects that it enters into under a Stipulated Sum/Fixed Price environment. In this type of arrangement the General Contractor assumes the risk based on the Fixed Price unless there is a change to the scope which in turn affects the parameters of the scope of work. The change can be additive and or deductive depending on the nature of the scope modification when this occurs.

In the majority of the commercial projects that SSC contracts we recommend a hybrid approach so SSC can act as an Agent during the pre-construction coordination for a fee. This typically reduces the amount of changes to the scope and ultimately the Fixed Price to the Owner’s benefit. The pre-construction fee is then reduced from the General Contracting fee during construction. In this scenario the Owner is provided a fixed price based on SSC’s experience in the industry and front end collaboration occurs to ensure the design professionals translate a set of documents that will meet all OPR’s, franchise requirements, building codes while also implementing the best practices for construction to meet that price.

The majority of projects that SSC undertakes are complete in this fashion in order to maximize the General Contractors flexibility to push and pull the budget to expedite project turnover while not sacrificing quality or mandated standards/code compliance.
